5 Features That Make a Piece of Land More Attractive
Buying real estate is an emotional business. You’d be surprised how many emotions are wrapped up in the process of picking out a piece of property and going through the closing process. This is true for home buyers, and it’s no different when it comes to purchasing vacant land. One of the things that gets our emotions tied up in any piece of land for sale is finding it attractive. Sometimes, that’s just an indefinable sense—you don’t know why you like it, but you just do. However, there are also several objective factors that help to make a piece of land more attractive. 1. Scenic Views
You know how it looks when you top the crest of a little rise and you can see the landscape stretching away before you, complete with all the little hills and valleys, trees, streams, and geographic features? There’s something about a vantage point that people seem hardwired to appreciate, and if you’re lucky enough to have some kind of view on your property, you know that you’ll never get tired of looking at it.
2. A Water Source
Any water source (even city water) makes land more valuable, but a natural water source makes a piece of property especially attractive. If you find a piece of property with a spring, stream, or pond, you’ll find that a number of things become possible (or much easier). For instance, growing crops or raising livestock is far more convenient if you have a natural water source to use for your water needs.
3. Manageable Topography
At first glance, you might think of flat topography as boring and not especially attractive, but for almost any use you plan to make of your property, having flater land will make it easier. Just ask anyone who has tried to work with a steep, rocky hillside. The steeper a piece of land is, the less you can do with it. If a piece of land has only gently rolling slopes, it’s much easier to work with, and if it’s flat, it’s even easier. The richer the soil, the more attractive a piece of property will be to many buyers because it increases the options you will have for how to use the land. You want land that has rich, loamy soil that will be nutritious to the plants you grow. If the soil is full of rocks or hard-packed clay, you’ll have a lot more backbreaking labor to perform simple tasks like growing a garden or getting good pasture.
A wooded piece of property can be either a blessing or a curse, depending on how you see it. If you want to live or hunt in the woods, then the presence of lots of trees will naturally be attractive to you. However, if you want a piece of cleared land, don’t rule out a wooded property. Depending on your time frame of how soon you need to start using the ground, you can always look into selling the timber. There are many companies and forestry professionals that will harvest your timber for you and pay you for the privilege. Who knows? You might be able to pay off part of your investment right there.
